Net yield, not gross

Brochures quote gross yield: rent divided by price. Your real return is lower once you take off service charges, maintenance, a month between tenants and the cost of buying. Put in your numbers.

As a rough guide, DAMAC Hills apartments pay about AED 14–20/sq ft a year and townhouses and villas much less. Check the actual rate for the building; we can tell you.

What you really pay on day one

The advertised rent is only part of it. Here's the cash you need when you sign: first cheque, deposit, agency fee, Ejari and DEWA.

Fewer cheques usually means a better rent: landlords value certainty. Ask us what 1 or 2 cheques could save on a specific home.
